Rls�&Spvl� REQUEST FOR COUNCIL ACTION Date: 06/09/08 Item No.: 7.n Department Approval City Manager Approval Item Description: Request by Aeon for an extension to their REZONING, GENERAL CONCEPT PLANNED UNIT DEVELOPMENT and PRELIMINARY PLAT approval for the Har Mar Apartments (PF07-068) 1.0 BACKGROUND: 1.1 On March 24, 2008, the Roseville City Council approved a REZONING, GENERAL CONCEPT PLANNED UNIT DEVELOPMENT and PRELIMINARY PLAT for Har Mar Apartments on behalf of Aeon. The approval, specifically the plat, is due to expire on September 24, 2008. 1.2 Also on March 24, 2008, the Roseville City Council approved a text modification to Chapter 11, Platting amending the language regarding submission of a Final Plat. Specifically the amendment changes the time line required for submitting a Final Plat after a Preliminary Plan has been approved, as Well as language regarding the time for City signatures and recording. 1.3 Aeon has applied to Minnesota Housing Finance Agency (MHFA), for a large portion of the projects funding. However, funding awards are not granted /awarded until November 1, 2008, for which meeting the 6 month time line required for Final Plat submittal becomes difficult to achieve. 2.0 REQUEST /RECOMMENDATION: 2.1 Aeon seeks an extension to the 6 month deadline (from September 24, 2008 to March 24, 2009) to allow the decision on funding from MHFA and for subsequent plan revisions and submittals for processing through the Roseville Planning Division. 2.2 The Roseville Planning Division recommends that the City Council approve the attached RESOLUTION APPROVING a 6 month extension to the FINAL PLAT and FINAL DEVELOPMENT PUD for Har Mar Apartments. 3.0 SUGGESTED CITY COUNCIL ACTION: 3.1 ADOPT a RESOLUTION APPROVING a 6 month extension to the FINAL PLAT and FINAL DEVELOPMENT PUD for Har Mar Apartments.
