PIANNI NG REPORT
CASE NUMBER: 1314 -81
Pag e 2
.islands, which the architect recognizes as an undesirable situation. The
access lanes to the pump islands are 12 feet wide with three lanes on
either side and in the center of the two islands. The architect notes
that the buses gas only on the right, and therefore, there will
theoretically always be one lane open on either side for through traffic
assuming that the buses gas on the way out in the morning and that they
gas on the way in (one or the other) on the way back. This activity
occurs directly contiguous to the building, creating what would appear to
be the possibility for considerable congestion and possibly danger to the
drivers.
4, The site proposed is less conspicuous than the temporary facilities now
being utilized. It would seem possible to us that locating on a larger
site with more adequate space for bus and vehicular parking, and a better
arrangement for bus access and egress would be in the applicants interest.
The architect informed us that an attempt was made to seek another site but
that that attempt was unsuccessful. Except for the conditions outlined,
the site would appear to be in conformance with other development
regulations. A landscape plan has been prepared, though small scale copies
of the plan were not furnisbed for distribution,
5. Another element of the problem, of course, is the fact that the city would
like to have the bus facility moved from its present location. It would
appear that the decision rests primarily on the adequacy of the site,
particularly as it relates to parking, and the appropriateness of the
internal design as it relates primarily to access and egress of the buses,
We are concerned about both, though the applicant may be able to offer
testimony relating to their adequacy. Obviously, if we are going to have
a bus garage in the community, it should be our mutual objective to have
one that works well.
