01MOMM", 1 <br />F%W_W11Vky1 NNI NVT�ok� 0] & <br />CASE NUMBERM 0 <br />1315-81 <br />APPLICANT William Kugler <br />LOCATION: South of Dionne Street and Lindy <br />ACTION REQUESTED: Variance to Rear Yard Setback <br />PLANNING CONSIDERATIONS. <br />1. Several years ago, Mr. Kugler applied for and the Planning Ccmmlssi <br />1 ion and <br />Council approved this same variance for a similar structure on this site. <br />The proposal is to construct four double garages to serve his existing <br />apartment structure placing the buildings so as to have a two foot setback <br />on the rear of the garages (contiguous -to the "alley" serving the rear of <br />the shopping center, <br />2. Attached is a copy of the site plan showing the location of the proposed <br />structure on the south end of the parking lot' serviing the apartment <br />structure <br />3. The existing parking capacity is 46 cars and with the addition of the <br />garages would increase the total parking capacity to 49. There is therefore <br />no question with respect to the adequacy of parking. <br />4. The existing apartment has no garages and some of the residents are <br />requesting these facilities,. As in the case of the previous submission, <br />we suggest that the site plan location and orientation of the garages as <br />proposed are reasonable, <br />5. The garages are proposed to be constructed of concrete block (painted) <br />with a brick face. We have suggested that the appearance of the garages <br />would be enhanced (and that of the overall development) if at least the <br />ends were bricked as well. It would, of course, be even better if the <br />entire structure were made of brick, but the back, of course, is related <br />to the rear of the shopping center which is already painted concrete block. <br />We suggest, therefore, for the Planning Comm-Ission and Council's consider- <br />ation the possibillty of adding a condition to the variance that the front <br />and sides of the structure be brick. <br />6. In the pest there have been complaints (which were valid) regarding the <br />storage of miscellaneous materials in the yard areas around the "musical <br />instrument museum" and residence to the east of the parking lot. Members <br />of the Planning Commission and Council may wish to view the site to <br />ascertain these conditions today* <br />
