5 August 1981 <br />PLANNING REPORT <br />CASE NUMBER: 1326 -81 <br />APPLICANT: Nordquist Sign Company <br />LOCATION: West of Prior Avenue, Northerly of <br />West Perimeter load <br />ACTION REQUESTED: Approval of Variance to Sign Size <br />PLANNING CONSIDERATIONS: <br />1. The Planning Commission and Counc 11 recently gave approval of the site <br />plan for the construction of a Super Motel now nearing completion. <br />The signage for the motel was not specified in the site plan at that <br />time. The applicants, Nordquist Sign company, have submitted a <br />proposal to erect two pylon signs for the owners, Metropolitan <br />Developers. one sign would be located at the far southwest corner <br />of the site with the intent of identifying the motel from I -35W. The <br />Ordinance would allow for a single pylon sign for this property with <br />the square footage of 70 square feet and a height of 25 feet, <br />The applicants propose a sign indicated in their application to be <br />170 square feet. A copy of the proposed sign is attached as well as <br />a site plan indicating their location. <br />2. The application is for a variance to 170 square feet, but we .note that <br />the actual square footage of the Super 8 identification sign to be <br />placed at the southwest corner is in fact only 140 square feet. This <br />sign is 10 feet in width and approximately 14 feet 'in height . you will <br />note from the attached drawing, that they propose an additional sign <br />for the Super 8 logo, 3 feet by 5 feet indicating "$22.00 Single" . <br />We suggest that the sign identifying the motel and its logo at the <br />size proposed is perhaps reasonable. we suggest that the additional <br />sign indicating "$22.00 Single"' underneath may not be reasonable. You <br />will note this is proposed to be expressed in exposed neon tubing. <br />In view of their respect to approximal :ply enuble the a".lowable sign size, <br />it would appear that the granting of that request without the neon <br />tubing indicating the price of the room would be reasonable,. <br />3. The applicant proposes in addition a sign four feet by six feet ( 24 <br />square feet) to be placed contiguous to the property line at the <br />entrance, The Ordinance allows for the placing of an entrance sign <br />within a foot of the driveway but is restricted to a size of 1.5 feet <br />by 3 feet. This is the same size sign that identifies the entrances <br />to the Har liar Shopping center off of counter Road S. Such a size is <br />adequate for directing the motorist to the location of the driveway. <br />
