The applicant does have a right to place a sign on the building <br />totaling 70 square feet as prescribed in the ordinance* We suggest <br />that such a sign located on the structure would be appropriate and <br />that if a driveway identification sign is desired, a size of 1.5 <br />feet by three feet is adequate for that purpose. <br />5. Attached is a copy of the Sign ordinance relating to the allowable <br />square footage for wall signs and pylon signs for various zoning <br />districts depending upon whether they are contiguous to local <br />thoroughfares, expressways, or freeways. you will note from the <br />attached schedule that properties in B -1 or B -1B Districts (this <br />property is zoned B--1B) that four percent of the building area facing <br />the street or 70 square feet is allowed to be placed on the structure, <br />In addition, a pylon sign of 70 square feet, 25 feet high, is allowed <br />for B -1B properties located on a thoroughfare. If the property is on <br />a corner lot, a second set of signs of the same dimensions is allowed <br />for the second street frontage. We suggest in this case, that the <br />Planning Commission and Council consider the appropriateness of the <br />larger sign at the southwest corner of the site, but without the <br />additional! 15 square feet indicating the price of the room. If the <br />Planning Commission and Council consider that the smaller sign locating <br />the driveway is necessary at the size proposed, we suggest that it be <br />set back at least 15 feet from the right -of -way and to feet from the <br />driveway. To our knowledge, no driveway identification signs have <br />been approved in this city right at the property line at a size <br />greater than that provided for in the ordinance. <br />6. Attached is a letter from the owners stating the reasons for their <br />request. Please note that the second paragraph of the letter is <br />incorrect inasmuch as the allowable square footage is 70 square feet <br />rather than loo. Note too that the reference to larger signs being <br />allowed if the zoning were different is not quite correct inasmuch as <br />a location contiguous to an expressway or freeway is the principal <br />factor in determining the larc er sign size. `f "pis is in recognition <br />of the fact that the higher sj- eeds a - :d wider right -of -ways make it <br />reasonable to have larger sign sizes when properties are contiguous <br />to expressways, such as Trunk Highway 36, and freeways, such as 1-35W. <br />The sign sizes adopted in the Code were related to studies done to <br />determine adequate sign size in relationship to vehicle speed. These <br />studies were done when the speed limit on 1--35W was 70 miles P er hour. <br />
