Attached is a copy of the survey of 'the property in question showing the <br />applicant's existing building ' on the westerly side of a lot with a width <br />of 320 feet and an - average depth of 465 f eet fronting on the railroad <br />right -of -way south of County Road C. The applicant proposes to construct <br />a new building on the easterly side of the -lot. and diva-de. the ' property <br />into two parcels. <br />2. The applicant ' s architect Bob Pope, has submitted 'plans for a new of f ice <br />warehouse structure to be located ten feet from 'the easterly lot line, an <br />80 feet from the front property line. The required setback on the front <br />is 40 feet and the required setback on the side is 20 feet in the I -1 <br />I. <br />District and to feet in the 1 -2 District. The property is zoned 1 -i. <br />Thus, a variance is sought for the 10 foot setback on the side yard <br />3. The new building will have 32,004 square feet and the new site will have <br />1.78 acres. This produces a floor area ratio (ratio of building- area to <br />lard area) of 41.4. The maximum floor area ratio for the I -1 District <br />for a one story building is 0.3* The applicant is therefore applying <br />for a variance of 11A percent to allow the larger structure <br />4, The ordinance also states that the parking shall be setback 40 feet from <br />the front lot lime in that area between the building and the front lot <br />line. In this case, the applicant is proposing to construct the parking <br />area in the front of the building 20 feet from the lot line. <br />5. Attached is a copy of the site plan and a perspective drawing of the <br />proposed structure., <br />6. As you know, in this case, the front yard of the structures south of the <br />railroad tracks appear to be much larger inasmuch as there is 100 feet of <br />right -of -way between the private properties and County Road C# Thus, <br />the apparent depth of the front yard is significantly greater than any <br />normal condition where the property line is contiguous with the street <br />right-of -way <br />
