Rezoning from R-1 to R-2 <br />10 01.11 Nk-1 Nk) fMejr!�����M <br />Mr, Moriarity Indicates that he rchased the sub 14' <br />PU ject property on 31 July <br />1981, with the intent of renting the house as a duplex. Sometime during <br />the years prior to the sale, the former owner converted the. single family <br />house to a duplex, <br />eE. Mr. Moriarity has therefore submitted his application for rezoning along <br />with sketch drawings of the house plans of the two units F currently on <br />the site. He has also included pictures of the building, and a statement <br />outlining the nature of his case. <br />The lot in question is similar in scale to the others in the area, being <br />a 75 foot lot, the same as those to the south and across the street. <br />Normally, of course, according to City code and in accordance with 'minimum <br />lot size for an R-2 Zone, such a corner lot should be 100 feet with a <br />land area of 12,500 square feet, <br />The problem here is that the duplex unit exists on the site and therefore <br />the question is whether or n6t the unit as it exists should be continued <br />to be occupied t duplex or forced to revert to a single family status. <br />
