The first two pages of this attachment show the floor plans of
the two proposed. units . Each level has full accomodations with
1 1 oar garages for each.
The Fisk St. level has three bedrooms, living room, kitchen and
full bath plus a redwood deck.
The basement walkout apartment has one bedroom (with an oversized
window for additional emergency exit), living room, kitchen,
work room, 3/4 bath and a cement patio.
The third page of this attachment shows pictures of the land
site and how the house is situated on it. Dote that the property
is a corner lot with four lane County Road c bordering the north
side of it and Central Park located to the rear. This makes it
quite an isolated lot and Drovides each tenant with -private and
totally separate access to their main entrances and garages. The
basement apartment enters from County Road C. The upper appa rimer
eaters from Fisk.
3. The fourth page of this attachment contains signatures of nelghboy
that do not contest the rezoning, Note that only two neighbors
directly facing the property refused to sign
The neighbor directly across the street preferred to remain
formally neutral. He did state however that he was not opposed
to the rezoning.
The next door neighbor '.s opposed, The reason seems to be fear of
their property being devalued which I disagree with. The property
at 2635 Fisk was not purchased to ruin.
A third neighbor directly facing the property was never dome in
three attempts to contact him. He is located across county Road C
on Terrace Drive. (see rough snap on page 5 showing locations of
consenting neighbors.,
s UMMA RY
The way this property is located and built proves its valldity to be
a two family dwelling. signatures of consenting, immediate ne ighbort
support this analy -s z s
In my opinion, this property Is better situated than the R-2 zoning
at the address of 634-36 c ty Rd C. Such zoning however mirrors the
economical situation and needed housing trend. Multi family housing
is not bad and that is being realized. This property can provide to
young families quality low density suburban housing they cannot
otherwise afford. As it stands, the property is ready to provide
that service.
