CASE DUMBER" 1261-82 <br />APPLICANT: Hoffman Electric Company <br />Page 3 <br />storm water in a proposed City storm sewer system to be constructed north <br />of the frontage road. This system would carry the storm water to the <br />City controlled ponding area to the west (west of Fulham Street) where the <br />ponding requirement of the watershed District would be fulfilled. The <br />applicant is in the process of preparing a petition for the construction <br />of these facilities. The applicant is also preparing a petition for the <br />upgrading of Fulham Street to nine ton capacity so as to allow access to <br />their service area driveway on the west side of the site. <br />7. Due to the pending storm sewer construction, and street improvements on <br />Fulham Street, the applicant is requesting a variance to the requirement <br />to construct the sidewalk along these two streets. we believe that in the <br />long run, the development of sidewalks in this area will be an asset, <br />and suggest that the planning Commission and council may wish to consider <br />a condition that would provide for the ultimate construction of the <br />sidewalk on this site and future development sites to the east as well, <br />This could be handled by agreement with the applicant to accept a future <br />assessment for such construction (as a City project) or provide for the <br />construction by the applicant at a future agreed upon point in time. <br />8. In smeary, we believe that the project has been well conceived within the <br />guidelines of the new B -4 District and will be .a substantial contribution <br />toward the beginning of a new era of d eve loliment and redevie lopment of the <br />new B--4 District area. <br />
