The R-6 District requ ire s <br />4,000 square feet per unit equaling a total land area required of 48,000 <br />square feet. <br />Thus, the number of units proposed have been reduced from 18 to 14, but <br />the access would be changed from the originally proposed cul -de -sac off of <br />lone street to a new cul -de -sac to be constructed off of Kellwood Avenue. <br />The advantage of this is that the single family homes contiguous to the <br />northerly parcel will have two single family homes on the site on very <br />large lots. The remaining 12 units will be-placed substantially to the <br />south, to the rear of the single family home s , fronting on Raml i ne Avenue <br />The land to the east is occupied by a large drainage pond controlled by <br />Ramsey county. The access road that exists to this drainage area will <br />remain in place as it presently is today, <br />46. The disadvantage to the revised plan is that access to all the units will <br />be off Dellwood, thus there would be a slight increase in traffic through <br />this residential area. Inasmuch as the construction of access and the <br />cul-de-sac off Ione Street was determined to be unreasonably high in cost, <br />it would appear that the proposed access solution is the best alternative. <br />Though the number of units now proposed is far less than that which would <br />be allowed under the existing zoning, it would appear that the proposed <br />plan allows for a reasonably efficient use of the land compatible with the <br />neighborhood interests. Perhaps it is a reasonable compromise, with <br />minimal traffic impact, allowing for the development of this <br />property in a reasonably efficient manner, with a substantial increase in <br />the tax base compared to its vacant statue these many years <br />
