i April 1952 <br />PLANNING REPORT <br />CASE NUMBER: 1362-82 <br />APPLICANT: Hoffman Electric company <br />LOCATION: Northeast Corner of Fulham Street and <br />Trunk Highway 36 Service Road <br />ACTION REQUESTED: Approval of Special Use Permit; <br />Variance <br />PLANNING CONSIDERATIONS <br />1. You are all aware of the recent action of the Planning Commission and <br />Council in approving the Special Use Permit under the new B -4 District for <br />the development of the Hoffman Electric Company's headquarters facility <br />for its 500 foot frontage north of Trunk Highway 36, east of Fulham Street. <br />Since the initial application, the Hoffman Electric people have acquired <br />the 100 foot by 150 foot residential lot (zoned B-4) at the northwest <br />corner of the site. In accordance with the Ci ty ' s recommendations, the <br />applicant is now applying for approval of a Special, Use Permit for <br />"contractor's headquarters" under Section 8.410 of the B--4 District <br />regulations <br />If a two story structure as originally planned is constructed on the site, <br />most of that lot will be left vacant as indicated on the first sheet of <br />the attached reduced copies of the plans submitted. We see no problem with <br />respect to this approval, inasmuch as its purpose is to merely have the <br />Special Use Permit applied to the total site, thereby achieving a Special <br />Use Permit approval for the entire site. <br />2. The parking arrangement for the two story solution is as indicated on <br />Drawing 1 `edt � g an accommodation for 168 spaces, whereas 162 spaces are <br />required b ordinance. As you are also aware, the Hoffman Electric people <br />are seriously considering the construction of a three story building, the <br />third story of which would be utilized for expansion office space. Our <br />latest communication with the Hoffman people (today, 1 April) indicate <br />they are strongly desirous of constructing the shell of the third floor <br />at this time inasmuch as they are certain that expansion space will be <br />needed in the relatively near future. In view of the City's development <br />policy in the B -4 District, encouraging more intensive use of the land, <br />the Hoffman people have been encouraged strongly by the City to proceed <br />in this direction. They concur that the ultimate costs of such expansion <br />will be less if - accomplished during the initial construction. They must <br />also, of course, consider the financing implications of such early <br />expansion* For this purpose, they are taking comparative bids, and as of <br />this point are not certait that it can be accomplished, <br />
