Attached is a copy of the site plan and other details submitted, by the <br />applicant indicating the way in which the proposed land will be developed <br />for a funeral home. The layout prepared by Buetow Associates appear$ to <br />work well on the site, with the structure near the southerly portion, and <br />parking facilities and lawn area only above the main sewer trunk line. <br />Their parking is adequate as relates to the capacity of the assembly hall <br />within the building. The design meets zoning criteria. <br />5. The landscape plan was submitted after our last discussion with the <br />Mueller -Hies people and should be revised prier to final consideration. <br />We have contacted the architect requesting additional information and detail. <br />The design they submitted does not indicate concrete curbing on the periphery <br />of the drives and parking area as required by ordinance. The landscape <br />appears to be adequate as far as it went, but there is not adequate <br />screening for the parking area, particularly where it is contiguous to <br />residential property on the east. It would appear, however, that the layout <br />with respect to access, egress, building location, and parking will work <br />well if enhanced with appropriate landscaping and grading. It is our intent <br />that revised and more complete landscaping drawings be available for the <br />Planning Commissions consideration at the 2 June meeting. <br />6. The plans indicates an additional ten foot strip for dedication contiguous <br />to Dale Street in accordance with the city's policy of acquiring such <br />dedication on designated county routes. You will note, however, that the <br />sign proposed for the corner is indicated on the old right-of-way, wherein <br />in fact, it is required to be 30 feet back from each public street right- <br />of-way line . <br />7, You will mote that the architecture of the building has a combination of <br />residential and church structure design. The architecture may be considered <br />a significant improvement over the original commercial structure proposed <br />for the corner lot some time ago, <br />
