7 April 1962 -- -
PLANNING REPORT
CASE NUMBER: 1363 --52
APPLICANT-. Harry Schroeder
LOCATION: west of Hamline, East of Christy circle
Extended
ACTION REQUESTED : Approval of Preliminary Plat
PLANKING CONSIDERATIONS:
1. A Planned Unit Development has been previously approved for this applicant
on this site, consisting of 28 one - stony office units of approximately
lx000 square feet each to be constructed in a campus arrangement consisting
of eight buildings % At the time of the original submission, the appl i cant
proposed to plat individual lots for each office unit, as is normally done
in similar arrangements involving the development and sale of individual
residential townhouses. At the time, however, previous to approva►1 of
the Planned Unit Development by the Planning Commi s s ion and council, the
applicant decided to sell the properties as "condominiums" not involving
the platting and sale of individual parcels of land under each unit,,
2, Since that time, however, the applicant has decided to proceed with the
original plan, platting the parcels under each structure into separate
lots. Thus, the applicant is now applying for a Preliminary Plat approval
providing for 28 individual lots and the platting of the reminder as
"comanon Area". A copy of the proposed plat is attached indicating a
Preliminary Plat with eight blocks (one for each structure) with Block 9
covering the remaining land to be held in common by the association. Each
of the lots will be occupied by a separate unit in addition to a
small area of land to be maintained by the individual lot owners, This plat
has been reviewed by the engineering staff and your planner, and we find
no problems with respect to the proposed Preliminary Plat.
3, The second attached sheet indicates the proposed arrangement
for provisions for utilities within the site. The association consisting
of the owners of the individual lots are responsible for the maintenance
of the utilities within the site. Mr. gown informs us that this layout
is workable, and that specific engineering details will be agreed upon
prior to issuance of construction permits and receipt of detailed
engineering Flans and specifications.
4. when the PUD was approved by the Council, it was drone so with the
conditions that staff review the driveway locations on Hamline Avenue and
its impact on traffic in the area, and that the staff also review the
final landscape plans. Our recommendations with respect to both of these
