KWIR <br />W WAV e-W :4 D1 as) ffi <br />r-1 <br />%-.ASE NUMBER: 1266-80 <br />APPLICANT: James Such <br />LOCATION: Burke Avenues East of Lexington Avenue <br />ACTION REQ LEE STED 05 Division of a Lot <br />Irene Gillan owns an existing platted lot (Irot 18, Block 1r Frankson's <br />Garden Plateau) which has 87.36 feet of frontage on both Burke Avenue and <br />Parker Avenue with a depth of 428 feet as shown on the attached drawllnCj, <br />The Gillan Home is located an the northern portion of the lot and is set <br />back 41.5 feet from Burke Avenue. <br />2. The Suchy I s propose to purchase the southern 212 f eet of the property with <br />87.36 feet of frontage on Parker Avenue to construct a single family <br />residence. The resultant lot would contain l8r520.32 square feet, which <br />is significantly larger than the 11,000 square feet required by Ordinance. <br />The northerly lotp containing the Gillan home is proposed to be 216 feet <br />in depth with the resultant lot containing l8r869.76 feet, <br />C. You will note f rom the copy of the section map attached that nearly all o-t <br />these double fronting lots in this subdivision have been previously split. <br />The proposed lot division line corresponds to the previous division of the <br />1 <br />lot immediately adjacent to the west (Lot 19). <br />Inasmuch as the majority of these double frontage lots in this subdivisio; <br />have previously been split and that the resultant lots are significantly <br />larger than the minimum.lot size, it appears that the proposed division is <br />appropriate . <br />
