The site <br />plan for that proposal is attached entitled "Watersedge Office Building". <br />The variance allowing the office structure to be within 50 feet of the <br />shoreline was approved. In add-ition, the . shoreline development plan was <br />approved as well as a development plan for the B-IB District and a variance <br />to the 300 foot maximum parking distance from the structure. This proposal <br />was not opposed by the neighbors to the north, but was not constructed by <br />the Blumbergs due (as we understand it) to changing economic conditions, <br />3. The current applicant, who has purchased the land from the Blumbergs is <br />I <br />Terry Evenson who has development other office buildings in the area, one <br />of which is in Shoreview at their office address. The architects for the <br />current proposal (who also prepared the original proposal) are Rafferty, <br />Raf Pert , and Mikutowski. The archi tests and Mr. Evenson have met frequently <br />with the City staff in preparation for this proposal, and have been <br />extremely cooperative in attempting to arrive at a high quality development, <br />taking into consideration the impact on the site,- the lakeshore, and the <br />neighborhood as a whole. <br />I <br />4. The proposal consists of a,120t000 square foot office bul'Iding, four <br />stories high, to be constructed in the northerly portion of the site, <br />nearest the residential area to the north. This building is proposed to <br />be set back 50 feet from the shoreline as was the last proposal approved <br />(in 1979). A ten story hotel is proposed as the second phase, with the <br />alternative of it possibly, --b-e--"i"n-,g-"a"n office building 'Instead. This <br />building is located to the far southerly port i.on of the site with the <br />building facing east and west,, thu'st projecting the narrower side of the <br />building to the north (toward the residential area) This building, as <br />you will note from the site plan, is substantially set back from the lake, <br />and has a one story lobby and general. services area on the east side of <br />the building. The Parking ramp will be constructed under this area to <br />contribute to the total all.0cation of parki-ng on the site of 847 cars. <br />A total of 828 cars are reclu-Ired by 0,cdi,ijc--jrjce standards. <br />5.
