The applicant has met with at least some of the neighbors, and <br />� { we understand <br />Uiat they may oppose the hotel development. As noted our staff has had <br />numerous meetings with the architect and t � <br />��e development in the past months. <br />Every effort has been made on their part to create (in our opinion) a first <br />City of Rose <br />class development on this strategic site in the p <br />Roseville. We <br />believe the permits requested and variances are reasonable and will contribute <br />to a well planned, aesthetically attractive development that will be a <br />credit to the city and the neighborhood <br />7. The land is proposed to be divided into two parcels so as to apply separate <br />P y pa ate <br />mortgages to each phase. You will note that the southern most-parcel <br />(see the last page of the attached plan booklet) has frontage on a public <br />right-of-way (Trunk Highway 36 and the interchange) but does not have <br />direct access to county Road B-2. This condition is covered b cross <br />easements between the two properties of which we y <br />hope to have a copy prior <br />to the Planning Commission hearing. This concept is s�nilar to that <br />utilized i n the division o f the land for Rosedale Center where each of <br />the <br />major tenants occupies its own land with cross easements for vehicular <br />access between all of the properties providing for access to County Road <br />B -2. <br />8. In general, we suggest that the development for the property as proposed <br />is a unique plan on a unique site. It will, in our opinion p rovide a <br />focal point for "Downtown Roseville" and will be a credit to the community <br />and the neighborhood. <br />
