V, Honchell , Public works Director <br />RE: First Bank System Variance at 1691 Lexington Ave <br />On Friday, July 9, 1982, T met with Iry Margolis and his attorney <br />at the site of the proposed 1st Bank System variance at 1691 <br />Lexington Avenue* The reason for the meeting was to determine <br />exactly where the night -of -way was along Lexington Avenue and the <br />impact of the proposed dedication of right-of-way as a condition <br />to approval of the variance. It was found that the existing 33' <br />right-of-way on the west side of Lexington was approximately 21 <br />from the back of the curb along the roadway. The shopping center <br />has the area from the back of the curb all the way to the building <br />asphalted and uses the property primarily for parking. There does <br />exist a pylon sign which is approximately 2.8' from the existing <br />right -of -way line and extends 41 towards the building., The most <br />westerly edge of it is, therefore, 6.81 from the existing right--.1of- <br />way line. There also exists 2 light pales located near the entry <br />ways to the shopping center which are approximately 51 from the <br />existing right -of -way line., <br />The parking is laid out by a striping on the asphalt and begins at <br />the westerly edge of the pylon sign with the oars parking in an <br />east --west direction and the aisles running north-south, Each of the <br />parking spaces are approximately 181 long and there was one such <br />row of 11 spaces which faces Lexington and then 2 other face -to --face <br />rows in tyre middle of the lot. The aisle ways serving these mews of <br />parking, however are considerably diff erent from each other. The aisle <br />nearest Lexington Ave. is .5' wide while the aisle adjacent to the <br />building is 4 5 ' wide for approximately half its length and 35,51 wide <br />for the remainder, <br />It is this extremely wide aisle adjacent to the building which appears <br />to provide a reasonable solution to the problem, By shifting the en- <br />tire parking lot towards the building so that that aisle is 22.51 wide <br />as is the existing aisle, the entire parking lot could be preserved, <br />This would also provide more than adequate room for the proposed bike <br />trail which is to be built from Co. Rd. D to Larpenteur. . This shifting <br />of the parking lot would in fact be 71 more than that requested as a <br />condition by the Planning Commission where 16.51 of dedication was re- <br />commended, <br />Mr. Margolis recommended that 61 of dedication be given and construct <br />the pathway adjacent to the curb and on the street side of the light <br />poles. Due to the proximity of the large volumes of traffic the grade <br />change next to the curb that would have to occur and the fact that <br />
