Therefore the parking variance <br />proposed is for ten parking spaces* The applicant indicates that a <br />number of occupants do not have two ears and that there is more than <br />adequate parking space for the structure., including the additional <br />units. The Commission may wish to question the applicant farther regarding <br />the type of occupancy in the structure relating to the parking needs, <br />7. If the variances are approved, the revised plans have to include <br />provision for windows equivalent to ten percent of the floor area of each <br />unit (excluding bathrooms), and the windows can be no more than 48 inches <br />above the floor grade so as to provide emergency egress. -All life safety <br />and building code .requirements would be met in the development o f the <br />units as required for all residential units in the ci ty t j { <br />8, The Engineering Department indicates that they apparently do not have on <br />file a deed or easement covering the -north 30 feet of Judith Avenue <br />contiguous to this pr pert in question. The Planning commission and <br />Council may wish to consider a condition to the variances asking the <br />applicant to provide copies of such dedication documents (if already . <br />accomplished) or the preparation of new documents to accomplish this purpose. <br />
