As you are aware , I this <br />formal review and comment period has been set up to allover adl acent <br />communities the opportunity to ameliorate mutual problems and concerns. <br />Little Canada was first settled more than 133 years ago in the area <br />between 8 avago Lake and Lake Gerv'a i s . Further development oc cureed in <br />the-late 1880's around the lakes. The character of Little Qanada has <br />been of a rural nature. Urban development occurred slowly in th.e : late <br />1950's with a more steady growth rate through the 1960' s. The greatest <br />development spurt occurred from 1970 to 1974-. Little Canada was <br />incorporated as a village in 1953, some 110 years after it - was first <br />settled.. <br />The existing land use is predoninantl residential consisting of a <br />slightly larger number of multiple family dwelling units than single <br />family dwellings. Little Canada has adopted a two year moratorium on <br />apartment construction in the hopes of acquiring a more favorable rai <br />of dwelling units and to allow time for grater capacity improvements. <br />Approximately 30 percent of the total area is classified as vacant land. <br />The city currently has 1,550 (44.2 percent) multiple family dwelling units, <br />1, Soo (42.7 percent) single family homes, and 460 (13.1 percent) mobile <br />homes. The report indicates a need for approximately 2,000 new households <br />by 1990. Population is expected to grow at a moderate pace reaching <br />levels of 8,000 bar 1980, 11,000 by 1990, and 13,200 by 2000. The present <br />population is estimated to be 6,950. <br />Commercial land uses in Little Canada have occurred for the most wart <br />along Rice Street., The Rice Street commercial, Area is basically strap <br />type development, oriented toward automobile traffic. The city of Little <br />Canada i s encouraging redevelopment and redesign of the existing <br />commerclal area to a more desirable design of clustered, internalized, <br />commercial activity such as the recent establishment of the "Marketplace". <br />The plan proposes the following land use policies for the Dice street <br />Commercial District: <br />
