The areas proposed for zoning <br />changes adjacent to Roseville are further explained below and numbered <br />as shown in'Figure 2_ <br />Zoning Change 1 <br />The City proposes rezoning f rom I-1 to the newly <br />established Business - Warehouse District (H -W)_ The <br />plan describes the E -W Di strict a s follows: "The <br />purpose of the S -W District is to provide I or the <br />establishment of wholesale and retail trade by large <br />volume or bulk commercial items, warehousing, and <br />light industry or prociessing + The overall character <br />of the B- Dl s tr i ct is intended to be transitional <br />in nature, thus industrial uses allowed within this <br />District shall be limited to those which can compatibly <br />exist adjacent to ccamnerclial and lower "Intensity <br />activities. This would be a lowering in intensity <br />from the existing industrial district and could <br />potentially be more compatible with adjacent uses in <br />Roseville- <br />Zonin <br />g Qhange 2: Rezone f rom I -1 to newly established R;- 5 Mobile Home <br />.� District. This area is presently used for a mobi le <br />home park. <br />Zoning Change 3: <br />Establish the new Business- warehouse (H -w) use here <br />as a transition frog industrial use to cimercial <br />and lesser intensity uses, and eventually phasing out <br />residential uses.' This area is currently' <br />urrentl a mixture ' <br />of low density residential, medium density residential <br />commerclaI, and semi.- public uses <br />zoning Change 15: Rezone from B-2 to newly established B-3 r- Highway <br />Commercial District. The plan describes the B -3 <br />Distract as a district provided for the establishment <br />of automobile oriented or dependent commercial and <br />service activities_ The entire area is presently <br />zoned B-2, although it is used for commercial and low <br />density residential. The proposed zoning change <br />represents an increase in intensity for this area <br />from general busines -to highway commercial. The <br />corresponding land in Roseville runs from ]North <br />Heights Elementary on the north to the area of <br />limited business at the northwest corner of Transit <br />Avenue and Rice street and includes business, - <br />1imited husiness, school, park, and low density <br />residential land as shown in Figure 1 <br />
