The adjacent <br />area in Roseville is designated for limited <br />business, business, and high - density residential., <br />Burlington T ie Little Canada Plan identifies the area along Rice-Street, from the <br />Nor L.h.e Railroad crossing south to Little Canada Road as an <br />area of potential' incompatible zoning between- communities, The Plan <br />identifies the border conflict as follows <br />'The development of contiguous: municipal boundaries is an <br />,issue in Little Canada. Conflicting or incompatible <br />zoning has at tunes allowed land useage , which if <br />controlled by a single governmental unit, would not be <br />necessarily considered desirable. Other instances <br />potentially could lead to increased demand. placed.-.upon <br />one munic' ality by the land useage of the other. <br />Examples of this would be..-the need for buffering <br />between Little Canada's commercial and industrial develop- <br />ment and Roseville ' s apartments." <br />We would concur that the commercial industrial uses along lice Street in <br />Little Canada have a deleterious impact on the residential uses adjacent <br />in Roseville and that every effort should be made to reduce these . impacts . <br />The transportation sect -.on of the Little Canada Plan identifies that the <br />major parking concerns are related to the provision of sufficient off- <br />street parking particularly along Rice street's commercial area. The <br />Plan calls for efforts to cluster and internalize - development with more <br />emphasis on the pedestrian. Joint use parking lots which are screened <br />and buffered are suggested. In addition, several intersections along <br />Rice Street are identified as congested or hazardous* These include the <br />intersections at Little Canada Road, County Roads C and H- 2 r and State <br />Highway 36. <br />
