<br />Shoreland Oi'dinance/B-6 Zoning Ordinance Summary TyJin Lakes Mixed Use Redevelopment -Roseville, Minnesota <br />Sanitary Sewer Capacity/Water Adequacy/Stoi"mwater System(RoadwayCapacity February 10,2005 <br />Go"vernment Approvals Schedule/Site Plan Modifications Page 60f7 <br /> <br />Rottlund Proposal would reslllt in approximately 40% less water use than what was anticipated in the <br />2001 AUAR. <br /> <br />Stormwater System <br />As outlined in the Au AR as well as Rottlund' s preliminary stormwater analysis, redevelopment of the <br />Twin Lakes site will result in reduced ~tormwater runoff from the site. Stormwater detention and <br />infiltration is planned as part of the Rottlund Proposal, which will provide for water quality and rate <br />control prior to discharging from the site. The proposed Rottlund improvements will be consistent with <br />City of Roseville's comprehensive stormwater management plan and'Rice Creek Watershed District <br />requirements. By adhering to City and Watershed guidelines, there will be no significant impacts to the <br />adjacent storm sewer system as a result of the Twin Lakes Redevelopment. <br /> <br />Roadway Capacity <br />SRF Consultants prepared a memorandum in June 2004 that compared the anticipated trip generation of <br />the May 2001 AUAR with the present Rottlund Prbposal. The memorandum detailed the anticipated year <br />2020 average daily traffic (ADT) volumes for the AUAR and fdr the Rottlimd Proposal. The figures <br />shown in the SRF memorandum indicate that anticipated ADT volumes for the Rottlund Proposal are less <br />than the AUAR anticipated volumes and therefore less of an impact to the adjacent roadway system. <br /> <br />In addition, Ramsey County has identified that County road improvements associated with their Capital <br />Improvements Plan anticipated the traffic volumes that were identified in the May 2001 AUAK Based <br />on the reduction in traffic anticipated from the SRF cdmparison between the 2001 AUAR and the <br />Rottlund Proposal, and the County's inclusion of their anticipated improvements in the 2001 AUAR, the <br />adjacent roadway system is adequate for the Rottlund Proposal. <br /> <br />( <br /> <br />Government Approvals Schedule <br />The following government approvals schedule identifies anticipated permits necessary for the Rottlund <br />proposal.
