Item 3 • ' To encourage the use of compact cars, State Farni has adopted a nationwide policy of rewarding those emp7oyees driving compact cars by providing preferred parking areas designated "Compact Cars Only" near �he emp7ayee entrances. These areas are mnnitored by S�ate fiarm personnel to insure only those cars which have been defined ta the emp�oyees as falling inta the�compact categary park in �he designa�ed areas. A var�ance is requested to grovide as a portion of the 912 car parking, 133 compact car �arking spaces each 7' - 6" w�de. This will result in i4.5q of the parking stails being desiynated for compact cars. Item 4 The initial occupancy of the building in the fall of Z979 w�ll consist of an es�imated b25 employees. In effect, only half af the new add3tion wi�l be occupied. Full occupan.cy is not expec�ed untZl about the year 20Q0. Rather ti�a� i�aving to construc� and maintairi unused parking areas, State Farm would prefer ta provide sufficient parking for a p2anned T� year growth period. The parking areas not compieted at the t�ime of the addition's construction w�lll be graded to receive the fu�ure parking st�rface and p1anted w�th grass in the interim period. A variance is requested ta permit phased construction of the parking area. Seven hundred seventy-eight (778) spaces.will be provided at �he time of the building's construc�zon. Space for an additiona� 134 cars in the northeast corner of the site will be graded to receive the 'Future parking surface. When ttte 6uilding's occupancy 7oad reac�es the capacity of the f�rst phase parking 70� (estimated to be the year 199].j, the additional parking area wil] be cample�ed.
