The westerly 82 feet of the <br />135 foot frontage was orig�nally a part of the Red Lobster site. Thus, <br />the request for a division of a la� to create a 5eparate parcel �lith 135 -Feet <br />of frontage to acco►r�modate the proposed development. <br />2. The applicant prapases to develop a retai� store building wiih a diagona� <br />redwood and stucco finish. Attached is a copy of t�e reduced siie plan <br />which will be presented at Iarge scaie at the Planr�ing Commission and <br />Council hearings. The structure will house two retaii outlets. The one <br />on t�e fron� of the property toward Hig�way 36, wiil be occupied by "C.S.S. <br />Stereo 5ound Outlets"_ As we understand it, �his retail operation is <br />simiiar to that of Audio King lacaied north of Rosedale, off County Road B-2. <br />The C.B.S. Outle� will contain 5,Q60 square feet. <br />3. iF�e remaining 8,420 sguare feet has no� been designated at _this time. �The <br />total square footage of the building is 13,420 sq.uare feet which would require <br />69 parking spaces. Eighty-two parking spaces are provided. The puilding <br />wi�l be flne stary in heigh� and set back from the right-o�-way as tne <br />bu�ldings o� either side. This distance is 115 feet (30 feet minimum <br />required). <br />4. We have examined the site plans, landscape p1an, parking, access and egresS, <br />and find the total develo�ment to be avpropriate and �n conforma�ce with <br />all reguirements. <br />
