Mr. Duddleston has since purchased an additiona� 180 f�et of frontage <br />an l.ake Owasso to the east of his groperty, and propases now to plat <br />the property 5o as to accommodate a total af six building sites on.the <br />Zand. The sketch at the 7eft indicates the arrangement of the ]ots_ <br />The 7ot sizes exc7usive of the driveway access port3on�of �he lots <br />is as fa�lows: <br />Lot 1 = 25,500 <br />L ot 2= 17 , 603 <br />Lat 3 = I9,4b0 <br />Lot 4 = 17,276 <br />l.o� 5 = 15,750 <br />Lot 6 = 15,887 <br />s�uare feet <br />square �eet <br />square feet <br />square feet <br />square feefi <br />square feet <br />3. 41e and memb�rs of the Public Wor[cs nepartment have reviewed this propflsal <br />extensively with ��Ir� Duddleston over �he past few months, attempting <br />ta achieve the most appropriate lot lines to provide the best <br />build3ng site conditions. In this case, it a�ould appear that providing <br />acc�ss to the lalceshore �ots via the private driveway method (versus <br />a public street and eul--de-sac} �s the best way �o handle this unique <br />property. It wi11 be possible, of caurse, to construc� a cul--de-sac <br />in the land. However, we �eel such a me-�hod on this property wou�d <br />substantially destray any of ihe property'S unique topographieal <br />and tree growtli assets. Normaliy, a lr�ng pr�vaie driveway to lots <br />ane behind the other is not recommended due fo the expense �f the <br />�ong utility lin�s and maintenance of the driveway itself. Tn this <br />case, however, where the homes to be construc�ed an the lakeshor�e <br />7ots (Lots 1, 2, and 3) wil� obviausly be of substantial qual�ty <br />where-in the owners of such 1 ots car� easi ly afford ihe additi onal <br />�urden of mai niai ni ng tf�e uti 1 i�y 1 i r�es and stree�ts themsel ves .
