The property in question is t�e �rdway Trust oroperty consisting of <br />approximate�y 39 acres under con�ract for sale to the PIK Terminal, Inc. <br />{Hyman Motor Freight Lines, Inc.). The app7icant praposes ta purcha5e <br />aii of the land from the Ordway irust, and is requesting rezoning for <br />18.4 acres and is propos�ng to dedica�e 10.6 acres for �ark purposes <br />(see sketch at 1eft). The remaining land fronting on County Road C-2 <br />an� an �airview Avenue wi�l be purchased by the Hyman Motor Freight <br />people but no action is requested tivith respect to zoning or develo}�.meni <br />of these parce�s, excep� �that dedicat�on of street right-of-way and <br />park areas within these areas are proposed for dedication at tt�is time. <br />2, Exactly a year ago �ne applicants proposed a de�elapment program some- <br />�rhat more complicated than the current proposal. At that t�me they <br />proposed a partial expans�on of the Hyman i��otor Freight Ter�ninal and <br />the sa�e af portions of the land ta be rezoned to tnree of the cor�tiguous <br />truck terminal operators in the area. Since that time, the Hyrnan Motor <br />Freight peopie have purchased the Raymor�d Truck Line and merged them with <br />th�ir operation. We understand that this merger n�akes the Nyman Ptotor <br />�reight apera�ion one af the three largest in Min�esota, with the ather <br />two, f�iurphy TrUCk Lines and Glendenning also with operating headquarters <br />in Rosev�lie. <br />3. This time, the applicant proposes to rezane from I--i to I-2 only those <br />parceTs needed fQr expansion o� their ovrn aperation, and are seeking a <br />special use permit for that purpose only. They propose, however, �o dedicate <br />the 1fl.6 acres of park area of ti,rhich ap!�roximately 5.2 are Tand areas <br />around the south end of Lang�an Lake. I�le propose to conforr� to the <br />100 foot se�back requiremcnts o�F the s�orel�ne zoning ordinance by <br />dedicat�ng the properiies ���ithin 100 feet (as shoti,rn on �he sketch a� the <br />left) ia the City of Roseville tElrough the transfer of fee titie by <br />deed. <br />
