One of the principal ingredients of the <br />applicant��proposal is to dedica�e all the shoreiine ur�der the <br />applicant'"'� control (within jands purchased frar� Ordway Trust) to <br />a minimum depth of 100 �eet from the shoreline. This ded�cation <br />� results in the 5.2 acres of contiguous shore�ine and 5.4 acres � <br />af �and under the water. <br />2. Because a significant portion of the parkland in questian is heavily <br />wooded, it will function effect3ve7y as a visual screen pratecting <br />the lake environment. Approval of the conditianal use permit uncler <br />the shoreline zon�ng regu1ations shou7d be under the conditions that <br />the Za�d in question is dedicated by deed prior to issuance of a <br />bu3lding permit. <br />ZONING <br />1. The appl3cant proposes to zone 18.4 acres of �ancf �From I-1 to I-2 <br />which i s the apprapri ate zone a� 7 o��ri ng 1710tOr frei qht termi na3 s as <br />a conditiona1 use. You w>>1 note fram exarnination of the City <br />Zon�ng Map that the land to the tivest, south, and southeast of the <br />property in question is already zoned I-2 and is s�bstantially <br />developed for trtack termina3 purposes. An attached map indicates <br />this zoning relationship as it curr�entay exists. The reinaining <br />land fron�ing on Fairview Avenue will remain zoned I-l. The <br />property front�ng on Fairview Avenue is zoned 8-1 and I--1 as originalTy <br />zoned under tne 1959 City wide zoning action. <br />2.
