REVIEWED/RECOMMENDS: <br />The following applications may be referred to the Planning Comnission meetx.r�.g of <br />ApriZ 7, 1976: <br />1) Rose Ma.rinelli request for pxelaminary plat at 2940 01d Highway 8. <br />Mrs. NiarzneZli plans tio plat her existing large lot into three smaller Iots. <br />2) J. M. Dudd7_eston requesi for preliminary plat and vacation of right-o�-way <br />at 445 South Owasso B1vd. <br />Mr. Duddleston presently owns land on South Owasso Blvd. that is platted as <br />Turnstone Court. In this pla� ihere is right�of-way dedicated for a street <br />that has never been constructed. Mr. Dudd�eston is requesting to replat the <br />land to £orm foi�- 1ots, all a� which wi11 have frontage on South Owasso <br />B1vd., therefore eliminating the need for the presently platted tmimproved <br />street. <br />3} Dayton-Hudson Carporation request for variance to rear yard. set-back �.t <br />1515 �Vest Caun�Cy Road B. <br />The Dayton-Hudson Corpora�ion has purchased the Target Store ihat is located <br />�n Roseville and is planning an ea�pansion that would necess�.tate variance to <br />rear yard setback for the huilding from 5tate Farm BZvd. <br />4) The Southland Corporation request for variance �o rear yard setback and nwn- <br />ber of parking spaces at 1909 North Lexington Avenue. <br />The Southland Corporation has a contract to purchase the Norths�ar Service <br />Station tihat is presently located at this site. It is their inY.ention to <br />xaze the existing building and erect a 7-11 convenience stoxe. The 7-11 <br />representative indicated that they would aiso plan to have one self-service <br />type of gas island on the lot. <br />5) Pillsbury Realty Holding Coxpoxation request for revision of approved site <br />plan at �881 West Highway 36. <br />James Herbst, reaz estate manager for Poppin Fresh Pies has indicated that <br />due to a change in btzil.ding shape ancl their desire to eliminate parking in <br />frflnt of the building, they are requesting ihe si�e plan that had been <br />�' previo�xsly approved to be revised. The staff ha.s reviewed the current site <br />p1an proposal at soma length with Mr. Herbst and su-gested an improved p1an <br />that would vary slightly from the original plan proposed. Changes to an <br />i�proved si�e plan except for minor variations require the need for repro- <br />cessing the special use permi_t through the Planning Commission ar�lCouncil. <br />6) M. M. Development, Inc., request for preliminary plat, rezoning from B-1 and <br />I-1 ta B-1 and B-1B and request for variance to n�nber of parking spaces and <br />pylon sa.gn size at 1750 West Highway 36. <br />T'he M. M. Development Co, is praposing to build a LaBe11e's store on the <br />northeas�erly portion of the Al.lied Stores site nor�h of County Road B be- <br />tween Fairview and Herschel. The site is presently zoned I-1 with a small <br />poxtion of the nartheast corner of the site being zoned B-1. The applicant <br />intend.s to plat the entire site into three Zots wi�h the easterly z af the <br />si�e being rezoned to B-IB and the westerly Z of the site being rezoned to <br />B-l. The applicant is asking fox a reduction in parking spaces as his need <br />
