You will recall that Mr. Kroiss recently platted the property <br />immediat��y north of�the property in quest�on into nine sing�e family <br />7ots (White Oak Nills). At t�at izme t�e remaining property to the <br />sou#,h (the proper�y �n quest-ian) was appl�ed for rezoning from R-3A <br />{multiple -Family) to I-1 {ligh� industrial}. This request was turned <br />down by the City due principally to the patential encroachment of <br />industrial zon�ng on �his and contig�ous properties, and prob�er�s of <br />access to fu��are contig�ous properties. <br />2. At this time P�Ir. Kroiss proposes to develop the subject praperty �vith <br />duplexes rather than as apartments as currenily zoned. For this purpose, <br />the applicant has filed a preliminary plat which consists o�F tweive (12} <br />lots fronting on Qroposed Srenner Aver�ue as shown on the sketch at the <br />Ieft.� ihe applicarst would have preferred to develop the property w�th <br />"a simp�e cul--de-sac, but has agreed ta extend the s�reet to the eas�er�y <br />pro�erty line so as to provide future aecess �io the property to the east <br />as suggested by the C3ty s�aff. <br />3. A contract purchaser <br />of the easterl� property of these two has indicated a desire to <br />develap the land for single �amily purposes. The street as shown on <br />the slcetch in the dotted lines �rrould accomplish this tying in to the <br />property in ques�ion {Brenner Avenue). tJe have also reviewed th�s <br />proposal with the owner of �he westerly property through which <br />Brenner would pass near the south end. 1Je t�ave �ndicated to these o►vnars <br />(the Schulze Fami�y) the manner in vrhich this praposed extension <br />of residential streets would open up �heir property for single -Family <br />development at such time as they prapose to do so. bde have sugnested <br />that represen�ati�es of the Schulze family be at the P�ann�ng Commiss�on <br />meeting to express their v�ews on this proposa�. <br />
