As shown on the sEcetch at the �eft, the property in questian is a parcei <br />six hundred �ifty-six (656) feet by three hundred twenty-seven point five <br />(327.5) or approximately 4.9 acres. Approximate7y the sauthtives�er�y <br />half of the property is occupied by "5weeney" l.a[ce which is a permanent <br />ponding area with easements. <br />2. The property �as been occupied by the applicant Vaha-nflw proposes �o plat <br />�and into six single family l�ts as shawn on the sicetch at the left. Platting <br />is best accomplished by develapment of a cul-de-sac at the south end of <br />Alameda Street. 7he property is a"dead-end" property in the sense that <br />the lake cu�s off any further exiension of the street to '�he eas�i and the ' <br />south. Im�nediately �o the �rres� is the cemetary, and therefore a cui-de-sac <br />is the o�vious so�ution to the platt�ng �ropasal. <br />3. 7he plat layou� provides for eighty (80) to eighty-f�ve (85) fee�of building <br />frontage on the pie shaped cul-de-sac lots measured at the �uilding line. <br />These lo� sizes are cons�stent wiih tf�e lots in the area many of ti�rhich have <br />e�gn�y (80) feet of frontage on Alameda Street and P,oma Avenue to the north. <br />S�bject to any engineerinq problems, the proposed plat wo�ld appear to be <br />a logical subdivision of the property in question. <br />
