Attached to this report is a copy <br />of a section drawn thru the 6uilding indicating th� nature <br />a�d scale of this open space in the center of the structure. <br />We suggesi that this feature and other qualities of the <br />development w�13 make it one of t�e finest elderly projects <br />in the Twin Cities. <br />4. Large scale p�ans of the proposed developemnt will be available for <br />review at the Plann�ng Commission and Council hearings. We �ave <br />examined the plans and fou�d them ta be very complete and o� <br />hzgh quality. The landscaping plan �articularly provides for <br />generous amaunts af planting material and a berm treatment of the <br />iand between the building a�d the residential ar�a to �he north. <br />As noied earlier, adequate space is �ravided for additianal parking <br />area if needed in the future. This structure is a handsome ane, <br />and shou]d 7ook well on the site in this area of the City. We <br />suggest that the 2arge open spaces around the building (except n�xt <br />ta the commercial) will enhance the develapment in the area, and <br />not have a dele�erious effect on single �amily development in the <br />area. �o access to Dione Street from the project will be provided, <br />A1l access will come off Larpenteur A�enue as was shown in t�e <br />previo�s propasa3. <br />5. When the project was approved in 1972, severa3 cond�tions were attached <br />to the approval. One conditian was that the building be p�aced 80 <br />feet from Dione Street. Nere, the current plans indica�e a 60 foot - <br />set-back on that side. Th� applicant may w�ll be questioned as �o <br />whether or nat the bUilding could be pu� back 80 feet as was th� prev�ous <br />case. A second cond�tion attached to the Sp�ciai Use Permit was that <br />the building and grounds be developed in accardance_with the plans � <br />submitted. This conditio� should be added again, wiih the conditio� <br />that additional-parking can be provided a5 previously mentioned.
