This applicaiion was befare the Piann�ng Commission at its Zast mee-�ing <br />but was tabled because the app�icant was not present to answer questions <br />regarding the proposal. <br />2. You will note -From tF�e skeich that this property is the easterly most <br />lot that can be divided io create two lats, one wiih �rontage on Burke <br />Avenue and ane with frontage on Parlcer Avenue. This of course, has been <br />dane to �f�e lois to the west in the past. <br />3. You wi17 note from t�e sketch that the City of Rosevilie o�ms tne land <br />imm�diately to the east of the end of 8urke Avenue thraugh wh�ch Burke <br />Avenue wou7d have to be extended to Victoria. At some point in time <br />it wouZd be highly desirable to extend Burke Avenue to an easier7y <br />terminus so as to eliminate_the extremeiy long cui-de-sac which now <br />exists. D�scussions trlith the City Engineering Department suggest <br />that the dedication of an 87 foot square on the north edge of the property <br />zn question rather than the 30 faot dedication �raposed would be a <br />reasonable interim so�u�ion prov�ding avai�able iand for a temporary <br />cu7--de-sac. The City may wish to consider requesting the Engineering <br />Departmen� to conduct more d�tazled studies determin�ng �n ►�rhich <br />Burlce Avenue might be extended around the pond so as to gain access to <br />Victor3a Street. <br />4. If the applicant is in a position to awai� the resu�ts of such studies, <br />perhaps a mor� permanent solu�ion could be evalved. Such a solu�ion <br />essentia77y invo7ves a carefui analysis of the contours, soil conditions, <br />and ponding functions �o arrzve at the best permanent solution. <br />5. In surr�mary, it would appear that now ��ou1cE be an ap�ropriate time far <br />a detailed engineering study to soive the oroblee�. I� the Commissio� and <br />Council feel that a lot split should be approved in the interim, dedication <br />of an 87 foot square area ai the north end of the property in question is <br />suggested. <br />. <br />
