You will note <br />from the draaving at the left the property is s7milar in scale to most of <br />the lots to the west of the property in question. In the past, the lots <br />to the west have been div�ded in a manr�er similar to that proposed by the <br />applicant an this property. <br />2. Being consistent�wii:h previflus divisians•�of property in the immediate area, <br />there would appear to be little ques�ion of consistency of policy with <br />respect to the d�v�sion of this land. This property however, is the last. <br />property that can be divided this way. You will note from the drawing <br />that the City o� Roseville owr�s �he proparty �o the east through which <br />8urke Avenue would logically extend to gain aecess to Victoria. This <br />property has been acqu�re� for p�anning purposes which wauid prevent the <br />normal extension of Burke Av�nue easterly to Victoria Street. <br />3. As it now exists, Burke Avenue is almost .a quarter of a mi�e cul-de-sac. <br />bJe suggest �t highly desirable to eliminate th'e cul-de-sac by extending <br />Burke Avenue in some manner so as to gain access from the east side. <br />Depending on ihe exact topography and soi1 conditions, af �his eas�erly end <br />of Burke Avenue, a portion of the property in quesiion may be necessary <br />for right-of-way other than the northerly thirty (30) feet as proposed in <br />a r�ormal division along Burke Avenue.
