The applicant proposes to construct a one-stary Savings and Loan <br />Office bu�ld�ng of 4,700 square feet to be located on approximately <br />the easterly half of the property. A copy of �he site plan is <br />attached io this repart for your informatian. <br />3. The property in question and the remai�der o� the 15 acre tract is <br />zoned shopping center district. This district requires 100 foot <br />se�-b�ck from proper�y lines, a require�ent wh�ch was established <br />in the o�iginal district cri�eria to encourage and require a shapping <br />center �o be consiructed away from.contiguous property with parking <br />around the periphery. Thi$ requ7rement was not intended necessarily <br />to apply to every structure in a shapping center district, �ut <br />primarily to the shopp�ng center itself. In this ease t�e applicant <br />proposes �o construct the building 54 feet narth of County Raad B-2 <br />and 69 feet west of the east proper�y line. You wzli note by <br />reviewing the attached plan that the applican� and the Dayton - <br />N�dSOn Company jointly propose to develop a four lane driveway <br />centered on the east property 7ine o� the property in question. <br />Thas wiil line up exactly with the en�rance to Rosedale Center <br />oppos�te this point. You w711 note the applieant proposes to build <br />his building 42 feet fram �he west line of this proposed driveway, <br />thereby allowing for at least a thir�y (30) foot set-back from a <br />potential right-of-way line shouZd this driveway ever be dedicaied <br />far a public street purpose. You wiil note that the areas of land <br />between County Road B-2 and the easierly driveway and the structure, <br />are to be landscaped wi�h parking and drive-up banking access to <br />the north and the west an7y. We sugges� that this handling of the <br />areas contiguous io �he streets on this cor�er wi�1 �roduce a very <br />desirable ae5�h2tic i�pact far the bui7ding and the area in general, <br />
