(vii) Responsibility for the application of grants, particularly from the State and <br />Metropolitan Council. <br />(viii) Responsibility, cost and timing of soil correction. <br />(ix) Responsibility, cost and timing of pollution abatement. <br />(x) Redeveloper's use of specialized developers to redevelop portions of the <br />Redevelopment Area or construct part of the minimum improvements. <br />(xi) Issuance of tax increment bonds for the acquisition, enviromnental <br />remediation and the redevelopment of the Redevelopment Area. <br />(xii) Pern~its and approvals, including but not limited to: <br />1. Minnesota Pollution Control Agency <br />2. Minnesota Department of Transportation <br />3. Minnesota Department of Natural Resources <br />4. Mimlesota Department of Health <br />5. City zoning, planning, vacations, plat approvals, permits for demolition, <br />utility and building, development program modifications, tax increment <br />district approvals among others <br />6. Watershed District <br />7. Metropolitan Council <br />8. Ramsey County <br />10. Effect of Approvals. No approval given by the City hereunder shall be deemed to <br />constitute an approval of the Redevelopment for any purpose other than as stated herein. The <br />process outlined in this Agreement shall not be deemed to supersede any concept review, conditional <br />use permit, vacation, subdivision, or other zoning or planning approval process of the City. <br />11. City Actions. Redeveloper understands that further and separate action is required <br />with respect to the Redevelopment. City agrees to take reasonable steps consistent with such actions <br />necessary to facilitate the Redevelopment. Those actions may include, without limitation: <br />(i) In coordination with the Redeveloper, preparation of a preliminary financial <br />feasibility analysis identifying costs and sources of revenue, including tax <br />increment and other potential sources of public assistance, to determine the <br />necessary public investment in the Redevelopment. <br />(ii) Establishment or modification of the Project Area and tax increment districts, <br />or utilization of tax abatement. <br />(iii) Review of the AUAR to determine conformity with the Master Plan. <br />7 <br />
