A GUIDE TO RETAIL IMPACT STUDIES <br />1.ANALYSIS OF THE PROPOSED RETAIL STORE <br />OVERVIEW: <br />The analysis begins with a careful study of the large-scale retailer proposed <br />for the community. Large discount stores offer tens of thousands of individual products <br />across multiple lines of goods, which may or may not overlap with the inventory of existing <br />local and regional businesses and may or may not add diversity in public choice. <br />Therefore, the analyst will first: <br />Identify the lines of goods to be offered by the proposed retailer. <br />Forecast the sales for each line of goods. <br />Estimate the jobs and wages associated with the forecast sales. <br />GLOSSARY: Sales per square foot <br />refers to annual revenue. General retail, as used here, is a cluster of product segments <br />offered by a discount department store. <br />DATA SOURCES: <br />Discussions with company officials; ESRI-BIS and/or Claritas; corporate <br />annual reports. <br />Identifying the Lines of Goods to be Offered by the Proposed Retailer <br />The analyst must first identify the lines of goods to be offered by the proposed retailer. The <br />North American Industry Classification System (NAICS) provides a thorough categorization of <br />all businesses and a useful system for categorizing the lines of goods sold in a retail store. The <br />broadest classifications are in the two digit range, and increasing specialization is represented <br />by additional digits. Retail <br />Retail Categories Comprising General Retail <br />businesses are found in the 44 and <br />45 segments. <br />NAICSLINES OF GOODS <br />4413Auto Parts, Accessories, and Tire Stores <br />For a typical discount department <br />442Furniture and Home Furnishing Stores <br />store, the lines of goods in the table <br />4431Electronics and Appliance Stores <br />4442Lawn and Garden Equipment and Supply Stores <br />at right will be represented.
