<br /> <br />CITY OF ROSEVILLE <br /> <br />T AX INCREMENT ANALYSIS - MIXED USE <br /> <br />Attached is the full tax increnlent analysis for a mixed use developn1ent in the Twin Lakes <br />Renewal Area. The proposed developn1ent would cover the previously identified areas 1, 2, <br />3,4,5 & 8. The area covers approximately 74 acres. <br /> <br />It assunles the following development: <br /> <br />a) 310,000 sq. ft. of office <br />b) 350,000 sq. ft. of retail / restaurant / sn1all office <br />c) 595 owner occupied housing units <br /> <br />This development option is one of the concept plans being reviewed by the Stakeholder <br />Panel. Although no final plans has been reconullended, approxinlately this level of <br />development has been suggested by the developer. We have no opinion as to the viability of <br />this proj ect. <br /> <br />Developnlent is expected to occur over a four year period. This baseline analysis is prepared <br />assuming 25 year redevelopn1ent tax increment districts would be created.
