<br />City Council Regular Meeting - 09/13/04 <br />Minutes - Page 35 <br /> <br />boundaries of the park and their private property. <br /> <br />Mr. Whitten reviewed several options under consideration for a <br />possible connection or walkway around the lake, and noted that <br />the drawing presented was only conceptual, and should be <br />viewed as such. <br /> <br />Councilmen1ber Ihlan noted the current perspective from <br />Langton Lake was one of seclusion in a natural area; and with <br />the developer's proposal for four-story condominiums that close <br />to the park, that perception would be lost, in addition to the <br />major impact to the parkland and wildlife. <br /> <br />Mr. Whitten noted that the developer was aware of the functions <br />of the park and the developer's boundaries. <br /> <br />Iv1ayor Klausing questioned the intent for the second "semi-big <br />box" retail facility, noting his perception that it was more of a <br />"boutique" nature rather than one store, and questioning whether <br />that was still the developer's intent. <br /> <br />Mr. Whitten noted that the building in question had a variety of <br />options, and could easily be divided into a number of shops. Mr. <br />Witten noted that the developer was proposing a variety of <br />fronts, entrances and uses. <br /> <br />Councilmen1ber Maschka sought clarification of the proposed <br />housing n1ix and use. <br /> <br />Mr. Whitten reviewed the number and type of housing, and <br />projected market rate sales, currently proposed in the first phase <br />of the proj ect. <br /> <br />The current preliminary site plan for Phase 1, as revised by the <br />Master Developer and presented September 13, 2004 includes <br />the following: <br /> <br />Retail S ace <br />Restaurants <br />Office S ace <br />Housin Units <br /> <br />306,563 square feet <br />35,000 square feet <br />221,150 square feet <br />Senior Condo <br /> <br />240 Units <br />
