1. The applicant will work with staff on an acceptable site plan that may include extension/expansion of the existing curb island at the rear of the structure and adjacent to the drive-lane, and will be willing to look at recommended options to address traffic conflict issues. 2. Directional signs that effectively direct vehicles on the site and striping on the lot shall be installed as required by the City Planner and/or Engineer. 3. The applicant must submit a revised site plan that redesigns the rear parking lot that achieves the recommendations of the DRC. 4. The applicant must work with staff and the property owner to remove the existing shed (storage sheds are prohibited in Business District zoning). 5. The applicant must work with staff and the property owner on achieving dumpster screening compliance in accordance with Section 1010 of the Roseville City Code. Said screening shall be a 6 foot tall board-on-board design with screened gates. 6. The applicant shall submit a landscape plan that includes a coniferous shrubs to screen vehicle headlights adjacent to the frontage road. 7. The applicant must submit to the City Planner the property legal description so that the CONDITIONAL USE PERMIT resolution (if approved) can be properly recorded with Ramsey County. 8. The conditional use permit shall expire within six months of the date of City Council approval if a building permit is not obtained for the approved development (Section 1013.03 of the City Code). 9. The CONDITIONAL USE PERMIT shall expire within 6 months after the approval date (August 28, 2006) unless the applicant has been granted a building permit.
