<br />11. Real estate signs to the extent that the following criteria are met: <br /> <br />a. Single and Two-Family Residential Property: For the purpose of <br />selling, renting or leasing any single or two family residential property, a <br />real estate sign not in excess of 10 square feet in gross surface area in <br />single and two-family districts may be placed within the front yard or in <br />the public street right of way beyond the front yard. No part of the sign <br />shall be closer than 6 feet from the curb. If there is a sidewalk, no part of <br />the sign shall be closer than 2 feet from the edge of the sidewalk. <br /> <br />b. Multiple-Family Residential Property: For the purpose of selling or <br />promoting a multiple-family residential property of 6 or more dwelling <br />units, a sign not to exceed 35 square feet and not more than 8 feet in <br />height or a combination of a freestanding sign and wall mounted signs not <br />to exceed 70 square feet may be erected upon the site not less than15 feet <br />from a property line. <br /> <br />c. Business and Industrial Property: For the purpose of selling, renting, or <br />leasing business/industrial properties, a real estate sign not exceeding 10 <br />squarc fcct shall be mounted on the building wall or incorporated into an <br />existing freestanding sign. On multi-tenant property where new signage is <br />requested, said real estate/leasing agent sign shall be made part of the <br />required Master Sign Plan in Section 1009.03D. <br /> <br />d. Number of Signs: Only 1 sign is permitted per lot, except double fronted <br />or through lots may be permitted an additional sign on the second frontage <br />and lots with lakeshore frontage may be allowed an additional sign on the <br />lake side of the lot at least 25 feet back from the shoreline of the lake. <br /> <br />e. Removal of Signs: Real estate signs shall be removed within 7 days <br />following the lease or real estate closing. <br /> <br />12. Security System Signs: Signs identifying the presence of a security or alarm <br />system are allowed not to exceed 2 square feet. <br /> <br />13. Window Signs: Signs affixed to or painted on windows or placed within 36 inches <br />of a window to be viewed from the exterior of the building shall not occupy more <br />than 25% of the total window area, nor shall they be placed in a location that <br />would block the view into the building from a public street of the clerk's or <br />cashier's area. Under no circumstances shall the total area of window signage <br />exceed ~ the allowable area of wall signage for the affected building. <br /> <br />- 13 - <br />
