� <br />Page 1 of 1 <br />Honorable Mayor Klausinb and Roseville City Council 1vlembers, <br />This evening, you will be presented wiih the following request: Planned Unit Development and Rezoning of <br />3010 Cleveland Avenue for United Properties. We respectfully encourage yo�a to foIlow along with the <br />recommendaLion of the Planning Commission and deny the request for rezoning and development of this <br />property. <br />Many concerns of the neighboring property ownezs a.nd extended neighborhood have been previously voiced <br />at the Planning Commission meeting held on June 6, 2007. We would like to reiteratc some issues ixnportant <br />to us. Though we have many concerns about the redevelopment of ihc property in question, our prirnary <br />issues are: <br />1) Current zoning vs, proposed zoning: The property in question is currently zoned R-1 (Single-l�amily <br />Residential). Thc proposal rcquires thai this property be rezoned B-6 (Mixed Use ]3usiness Park). T1�is <br />change is quite drastic. The rezoning of the property to a11ow for such uses as office, retail, or high-density <br />residcntial is not an appropriatc rnatch with the current zoning of surrounding properties. <br />2) Size and proximity af the proposetE stiucture in comparison to tl�e existing single-family homes: As <br />previously demonstrated by Mr. Sangwon Suh's s�adow study (prescnted at the June 6 Planning Coinmission <br />meeting), the size of fhe proposed building is quite massive in relation to the adjacent single-family homes. <br />The proximity aIso raises concerns regarding privacy and loss of direct sunlight. The opinion of the <br />neighborhood is that such a structure is not ar► appropriate �t to the existing neighborhood. <br />3) Additio� of a road providing access to Langton Lake Yark: The proposed road access to the park would be <br />located extremely close to all propertics on the south side o£Brenner Avenue. `111e potential traffc this road <br />could generaEe raises serious concerns regarding safety and privacy around our existing homes. Addit'ionally, <br />if the current existing access to the park (l�cated a few hundred feet south of this properly) is ever removed, <br />the traffic on the proposed road would �reatly increase. <br />A development of ihis size does not belong, nor does it fit with the existing neighborhood, which is primarily <br />single-family housing (zoned R-1 & R-2).
