In fact, their ownersiip of the property goes back to the
early part of the last century. They would like to keep the property, but financial
circumstances and Ruth's personal situation dictate that the property be sold. Ruth
simply cannot maintain the property any longer.
With these needs in mind, the famiiy saught to sell ihe property -- not to anyone,
but to a responsibfe deveioper with the experience and financiai resources to provide
the City an outstanding addition to its housing stoc[c. We were fortunate to find United
Properties as a ready, willing and experienced developer to buy the property. United
Properties also initialfy offered a developrnent pian that included townhouses that would
buffer the property to the north from the cooperative housing building {roposed for the
southerly potion of Ruth's pfoperty. As importantly, the townhouse component would
allow Ruth to purchase one of the residences, so she couEd live out the rest of her iife
on the property where she was born and raised and where she raised her children.
At first, townhouse componen# of the project was chalfenged, because #he Park
Commissior roposed a stree# through the project. Now, ever the coaperative housing
portion of the project is being chailenged on the basis of some weak tes#imony as to the
shadow the cooperative building may cast at certain times of the year, when the sun is
at its low point irc the sky.
We understand a neighbor's concern with aew develapment next door_ The
#erm "N1MBY" rrvas nat dreamed up yesterday. Te truth of the matter, however, is that
this is a tnoughtful and responsible proposal made by an experienced developer with a
goad #rack record before the City. This is a deveEapment that wili pTOVide a gentle buffer
to the ommerciaJ properEies furtFer to the south. The propry is guidec! for higher
censity, and will provide that density next to a wetEand area and ciiy park. What better
place to allow this developmenf than a piace where existing amenities can be enjoyed
by the older residents of the proposed development. These residen#s may still include
the homeowner Ruth Partridge herself, for while the townhouse component no longer
3912 IDS Center, So Soath Eighth Street, Minneapolis, Minnesota 5402
"Ielephone: 6z.34i.9800 Facsimile: bi2.332.i2i Email: winlaw@popp.net
