Road B West, since there is not adequate width for a sanitary sewer easement <br />across the south lot as proposed. A County permit will be required to work within <br />the right-of-way of County Road B West. In addition, the relocation of the service <br />line would need to be accomplished prior to the lot split being finalized by the City. <br />It is the policy of the City to require the dedication of additional right-of-way in <br />conjunction with subdivisions of property if required. The Engineering Department <br />has indicated that an additional ten feet of right-of-way will need to be dedicated for <br />County Road B in accordance with the Ramsey County master street plan, and an <br />additional 15 feet will need to be dedicated for Burke Avenue in accordance with <br />City street requirements. These dedications would further reduce the size of the <br />two parcels as proposed. <br />record does not indicate why the request was denied. <br />The proposed variance from the lot area and width requirements is not in harmony <br />with the general purpose and intent of the City’s Comprehensive Plan and Title 10 <br />of the City Code (Zoning).
