Regular Planning Commission Meeting <br />Minutes – Wednesday, July 11, 2012 <br />Page 4 <br />Mr. Lloyd displayed an aerial photo, somewhat outdated, but previously identifying the <br />147 <br />Outlot prior to previous Planning Commission action. Mr. Lloyd advised that the firm, <br />148 <br />Fantasy Flight Games, was interested in constructing an office/warehouse facility on that <br />149 <br />parcel. <br />150 <br />In reviewing staff’s recommended conditions for approval, Mr. Lloyd noted that the Parks <br />151 <br />and Recreation Commission had not met yet to consider whether the Park Dedication <br />152 <br />would be land or cash in lieu of; however, he anticipated they would request cash in lieu <br />153 <br />of, given the location and small size of the property. Upon the Parks and Recreation <br />154 <br />Commission’s meeting later this month, Mr. Lloyd advised that staff would continue to <br />155 <br />work with City departments and the property owners and applicant to adjust the plat if <br />156 <br />necessary to accommodate the Commission’s preferences, at which time the request <br />157 <br />would move on to the City Council for final approval. Even if the property boundaries did <br />158 <br />change to some degree, Mr. Lloyd noted that this was a simple two (2) lot plat, and there <br />159 <br />would be no dramatic changes or conflicts with the Preliminary Plat currently being <br />160 <br />presented to the Planning Commission at tonight’s meeting. <br />161 <br />Mr. Lloyd advised that staff supports approval of the Preliminary Plat as conditioned in <br />162 <br />Section 8 of the staff report as indicated. <br />163 <br />Applicant <br />164 <br />Representatives of the applicant were present, but had no comments beyond those <br />165 <br />presented by staff. <br />166 <br />Public Comments <br />167 <br />No one appeared to speak for or against. <br />168 <br />Vice Chair Gisselquist closed the Public Hearing for File 12-001 at approximately 7:06 <br />169 <br />p.m., with no one appearing for or against. <br />170 <br />MOTION <br />171 <br />Member Boguszewski moved, seconded by Member Cunningham to recommend to <br />172 <br />the City Council APPROVAL of the request by Meritex Enterprises for a proposed <br />173 <br />PRELIMINARY PLAT Outlot A of the Highcrest Park Second Addition Plat lying <br />174 <br />immediately south and east of the intersection of Walnut Street and Terminal <br />175 <br />Road; pursuant to City Code, Title 11 (Subdivisions); based on the comments and <br />176 <br />findings of Sections 4-6 and the recommendation of Section of the staff report <br />177 <br />dated September 5, 2012. <br />178 <br />Ayes: 6 <br />179 <br />Nays: 0 <br />180 <br />Motion carried. <br />181 <br />Staff advised that anticipated City Council action is anticipated for September 24, 2012. <br />182 <br />6. Commission Business <br />183 <br />Approval of amendments to the July 11, 2012 Planning Commission meeting were addressed <br />184 <br />earlier in the meeting. <br />185 <br />7.
