Reducing the north side yard setback to ten feet and the south front yard <br />setback to 25 feet will also bring the proposed building envelope in line <br />with other parcels in the neighborhood. <br /> <br />3. The substandard sizes of the existing parcels creates practical difficulties <br />in creating a buildable lot with a building envelope of adequate size for a <br />new single family home. <br /> <br />4. The proposed variances are in harmony with the general purpose and <br />intent of the City's Comprehensive Plan and Title 10 of the City Code <br />(zoning). <br /> <br />5. The proposed variances, if granted, will not adversely affect the public <br />health, safety, or general welfare. <br /> <br />NOW THEREFORE BE IT RESOLVED by the City Council of the City of <br />Roseville, Ramsey County, Minnesota that the Council: <br /> <br />1) Hereby approves the variances as recommended by the Planning <br />Commission to reduce the minimum lot area to 10,875 square feet and the minimum lot <br />width to 87 feet for the purpose of consolidating two substandard parcels into one <br />buildable parcel; and <br /> <br />2) Hereby grants variances to increase the north side yard setback to ten <br />feet while reducing the south front yard setback to 25 feet for the purpose of <br />establishing a building envelope for a new single family dwelling at 2100 Williams Street <br />North (in conjunction with the City's Housing Replacement Program), said approval <br />being based on the findings outline above, and, further <br /> <br />3) Hereby approves the minor subdivision that allows the two parcels to be <br />recombined as one buildable parcel to be recorded by the City and directs the <br />Community Development Director to approve and record said combined parcel. <br /> <br />The motion for the adoption of the foregoing resolution was duly seconded by <br />Council Member Mastel, and upon vote being taken thereon, the following vote in favor <br />thereof: Goedeke, Wiski, Mastel, Maschka and Wall <br /> <br />and the following voted against the same: None <br /> <br />WHEREUPON said resolution was declared duly passed and adopted. <br /> <br />Resolution 9556- Page 2 of 3 <br />
