Truck <br />trailer parking is also available along the south property line. Vehicular access is available at <br />two driveways along Walnut Street, plus the private / shared driveway that borders our north <br />property line. The property drains naturally to the north, where we have located a large storm <br />water retention basin. A pedestrian sidewalk exists along Walnut Street. <br />Building Design: <br />The building will be constructed with architectural precast concrete wall <br />panels, consistent with other recently constructed warehouse buildings in the immediate area. <br />Special attention is being given to the public face along Walnut Street, by using a decorative <br />exposed aggregate finish on the wall panels. The other three sides will be a contemporary <br />smooth painted panel finish with horizontal banding. The four corners will feature glass <br />storefronts within articulated entrance features. The glass storefronts will have bronze-tone <br />Low-e glass in pre-finished aluminum framing. <br />Sanitary Sewer and Watermain: <br /> The building will be served by an 8” PVC sanitary <br />service tapping into a sanitary manhole located on the newly constructed sanitary main in the <br />Walnut Street Boulevard. An 8” combined fire and domestic water service will be wet tapped <br />from the existing 12” water main in the Walnut Street ROW. A series of fire hydrants will be <br />placed as needed to provide adequate building coverage. <br /> <br />
