Stormwater Management: <br />The proposed storm water management facilities will meet <br />the requirements of Rice Creek Watershed and the City of Roseville. The two primary <br />requirements that will be met are: <br />1. Water quality and infiltration/filtration BMPs must be sized to infiltrate and/or retain the <br />runoff volume generated within the contributing area by a two-year (2.8-inch) storm <br />under the developed condition. Type D site soils require filtration over infiltration. <br /> Stormwater runoff rates for the proposed project at the site boundary, in aggregate, <br />2. <br />must not exceed existing runoff rates for the critical 1, 2, 10, and 100-year frequency <br />events. <br />Landscape Design Strategies: <br /> We will strive to integrate sustainable design principles <br />into our landscape design, such as diversity in plant species, disease and drought resistant <br />native and naturalized plant material, water efficient irrigation and the reduction of stormwater <br />run-off through the use of a stormwater detention pond and a bio-retention bench. <br />Site Lighting: <br />Wall mounted and pole lighting around the site to illuminate the parking and <br />loading zones, using metal halide or LED fixtures. Accent lighting may be incorporated at the <br />building corners near the main tenant entries. <br />Signage: <br />Building address on wall facing Walnut Street. Tenant name signs, non-illuminated, <br />on façades based on City sign code limitations. Internal directional signs at each entry as <br />needed. <br />Hours of Use: <br />Normal Business Hours anticipated. Possible extended and/or weekend <br />hours for some tenants. <br />End of Narrative <br /> <br />
