<br />2. Section 1007.01Ala states that a building must have a 40-foot front yard setback. <br /> <br />3. Section 1007.01Alb states that all on-site parking lots shall be no closer than 40 feet to <br />any front yard property line. <br /> <br />4. Section 1007.01Alc states that yard space between the building setback and street right- <br />of-way line not utilized for parking shall be landscaped with grass, trees and other <br />landscape features as may be appropriate. <br /> <br />5. Section 1007.01a2a states that parking shall be permitted no closer than 5 feet to a side <br />yard line adjoining non-residential districts and all side yard areas not utilized for parking <br />or open storage shall be landscaped. <br /> <br />6. Section 1007.1 A3a states a building must have a 20- foot rear yard setback. <br /> <br />7. Section 1007.1A3c states that parking of vehicles shall be permitted no closer than 5 feet <br />to rear lot lines adjoining non-residential districts. <br /> <br />8. Section 1007.1Fl states that off-street parking stalls shall have a minimum width of 9 <br />feet and a minimum depth of 18 feet. All drive aisles for ingress and egress shall be a <br />maximum of 24 feet in width. <br /> <br />9. Section 1010.17 states, all construction which repairs, remodels or alters a building <br />between ten percent (10%) and fifty percent (50%) of its size shall not be required to <br />meet all of the criteria of Sections 1010.01 through 1010.14 of this Chapter. A percentage <br />of building expansion between ten percent (10%) and fifty percent (50%) and/or a <br />monetary improvement between twenty percent (20%) and fifty percent (50%) would <br />require a proportional level of improvement to be consistent with said Sections 1010.01 <br />through 1010.14 of this Chapter. The Development Review Committee subject to appeal <br />to the City Council will determine this proportional requirement. The City Council may <br />refer such an appeal to the Planning Commission for their review and recommendation. <br />(Ord. 1083, 1-14-1991) Ramsey County Assessor's records list the 1998 value of the <br />building at $185,200. The building permit value for proposed and actual improvements <br />is $225,000. <br /> <br />NOW, THEREFORE BE IT RESOLVED by the City Council of the City of Roseville, <br />Minnesota, a Ramsey County, Minnesota, that a conditional use permit to allow storage of <br />inoperable vehicles scheduled for auto body and collision repair on property located at 2945 <br />Partridge Road, be approved subject to the following conditions: <br /> <br />1. A drainage plan that incorporates catch basins that include grit chambers and an <br />oil catchment or skimmer shall be designed and constructed on site to alleviate <br />off-site storm water pollution. <br /> <br />2. The front yard setback shall be 20 or 40 feet. Should the 20 foot setback be <br />desirable, that area shall meet the requirements of Section 1007.01Ald. The <br />requirement to meet the front yard setback will also eliminate the current 6.02 <br />foot encroachment into the Partridge Road right-of-way. This requirement will <br />require a revision in the current parking lot proposal. <br />
