..
Applicank Cave & Associates, Ltd.
2489 Rice Street, Suite 40
Roseville, MN 55113
Project Location: Hillsborough Office Buitding
2353 Rice Street
Roseville, MN 55113
Request for Variance
The proposed project involves maintenance of an existing parking lot for the Hillsborough Office
Building located at 2353 Rice Street in the City of Rosevilie, MN. The parking lot currently has
one driveway access located at approximately the midpoint of the north side of the lot (access to
and from Grandview Avenue). The applicant is proposing to construct an additional access on
the west end of the lot (access to and from Woodbridge Street), located just south of the
intersection of Grandview Ave. and Woodbridge St. The proposed driveway would provide
additional access to the site for emergency vehicles if the driveway at Grandview Ave. becomes
temporarily closed. In order to construct the driveway in aiignment with the current drive lane
(east-west), and at a 90 degree angle to Woodbridge Street the north curb line of the driveway
would be 32.65 feet from the right of way fine of the street intersection (Grandview Avenue) falling
within the City Code Standard of 40 feet. Consequently, the variance request is to allow the
driveway to encroach upon the 40-foot setback standard by 7.35 feet.
