Comment: Real estate professionals who are familiar with this area have <br />advised those of us in the neighborhood along Asbury Avenue that we can <br />expect a minimum of 10% decrease in real estate value for our homes, with a <br />commensurate decrease in home values over the entire neighborhood. How can <br />the College mitigate this personal loss for so many neighbors? <br />Response: The College will mitigate potential negative environmental impacts <br />on neighboring properties by complying with federal, state and local regulations. <br />EAWs address environmental impacts and do not eva ate the potential positive <br />or negative economic impacts of proposed developm�:� . <br />10. This classification <br />allows institutions of higher learning (School, Higher Education) as a Planned <br />Unit according to the Land Use Chart in Secfion 5.E of the City of Arden Hills' <br />Zoning Ordinance. The proposed buildings and potential increase in vehicle <br />activity envisioned by the Master Plan both conform with applicab/e <br />requirements under R-1 zoning and neither will require modifrcation to any <br />applicable plan or regulation.
